Upgrading for the First Time

One of the most common cases we constantly work on is with HDB owners who has the intention to upgrade to a larger HDB flat or private condominium.

The conversation often starts with understanding their intentions and the lifestyle they are seeking. Next up, we will plan out a detailed financial tabulation including the CPF and cash necessary that they will acquire after selling their existing property. We also partner with credible bankers to manage any In-Principal Approval (IPA) for their loan should they take up any monthly installment plans.

There are different roadmaps when upgrading to a larger HDB flat vs EC or condominium. We ensure clients have a clear understanding of the mid-to-long term property investment plans before a decision is made.

Second Property Owner

To own a second property is usually for the purpose of passive income and capital appreciation.

When working with clients looking to purchase a second property, it is crucial to explore opportunities to help them reduce any Additional Buyer’s Stamp Duty (ABSD). In addition, there are also various financial strategies that we implement to help them fund the downpayment and get any leverage that will help them out. 

Finally, we help clients to identify a property that is undervalued and have massive upside potential in capital appreciation and rental returns.

Own Multiple Properties

Owners of multiple properties are most concerned with structuring their property portfolio to maximise returns.

It is important to have an in-depth understanding of different segments of the market to be able to provide a sound judgement. 

Apart from residential properties, we also advise them to consider other asset classes. Offices, commercial properties and shophouses are good considerations.

Investors in Commercial Properties

We also work with commercial property owners and shophouse owners.

Many commercial property owners are not familiar with residential property investment. Our experience and understanding of both asset classes allows us to expand my clients’ property portfolio and not be limited to only one asset class.

As there are no Additional Buyer’s Stamp Duty (ABSD) and Seller’s Stamp Duty (SSD), many residential property owners will choose to invest in commercial properties instead of residential properties.
